April 2016- Dec 2016 utilities ran $15,024.34 and income was $78,600.08. Taxes were $2,615.44.
January 2017-Oct. 2017- utilities were $21,270.09, income of $102,732.65 (year to date) taxes were $2,329.64.
The high utilities were small electric heaters that the RV residents used to heat there tanks to prevent freezing in the winter. The park left the water on for the RV users. They did some research this year and found that most parks shut the water off. They plan to shut the water off this year and only allow propane heaters to reduce the utilities. They will go down from that $21,xxx number.
Notes about the park:
The well has a new pump. The Septic is in good condition with no issues.
The Dish plan is $60 a month for the whole park. They got a special deal.
Telcom is the Wifi provider.
There are 18 full hookup RV spots, 7 electric only, 8 have concrete pads to park on. Park has good rock cover everywhere else. Good clean park overall. All are good sized and they have had very large busses and RVs in there. No issues with space.
All spots rent for $35 a night. $450 a month.
All spots have picnic tables. There are 2 showers for men and 2 for woman.
The office is a 1 bed/1 bath home with fenced yard in the rear. Works great for on site manager.
1 double- $75 a night, 7 singles-$65 a night. All electric with A/C. Knotted pine walls. There is a storage room in the middle to keep linens. (All supplies needed to run the RV park are there and staying with the park)
Pet fee of $10.
Rooms will rent for $650 for a month. (little discounted for railroaders)
Motel is in good condition.
The motel is popular for the Railroad and custom harvesters. All rooms have cable and Wifi too.
Between the RVs and the Motel there is a large grass area that rents for $50 a day. There is a firepit and grilling area. This can be rented to the public for bday parties and other events. This area has sprinklers in ground.
The laundry house has 4 industrial washers and 2 industrial dryers. The laundry house usually brings in $225, approximately, a month alone. As law requires, there is an RO system in the laundry area for drinking water and it stays with the park.
The RV park has a beautiful setting with great mature trees. The property is 16 acres total and there are 4-6 acres that aren’t being used and would be a great place to expand.
